Our inspectors are NORMI trained and they get under the house — every time, no exceptions. We walk the full crawl space and physically check floor joists, subfloor sheathing, rim joists, foundation walls, and any ducts or pipes running through the space. Structural timber gets moisture readings with a protimeter, because wood can look completely normal on the surface and still be wet enough inside to feed mold. We log humidity at several points with hygrometers so we can map where conditions are worst. The vapor barrier, drainage, and ventilation all get checked. If we find mold or saturated wood, we can pull samples for lab testing. The inspection usually runs one to two hours on site, and you get a written report with photos, actual readings, and clear recommendations.
