That musty smell on the ground floor is easy to ignore for a while. Maybe it's the dog, maybe it's an old rug. But if your allergies are worse at home than anywhere else, or the ground floor just has a dampness to it you can't explain, there's a decent chance the problem is in the crawl space — and air under the house doesn't stay there. It works its way up through every gap in the floor. A crawl space mold inspection from Pure Mold Masters will tell you what's actually going on down there, and we can usually get someone to your door within a day or two.
When to get a crawl space mold inspection
A few things are worth paying attention to. A musty smell on the ground floor with no obvious source. Floors that feel soft or slightly cool underfoot. Breathing issues or allergies that clear up when you leave the house. Indoor humidity that runs higher than what your HVAC should be producing. Any of those is a reason to call. So is a known plumbing leak under the house, standing water after heavy rain, or old termite damage that came with a note about moisture. If you're buying a home with a crawl space, get it inspected before you close — not after. Most general home inspectors open the hatch, look in, and move on. That's not the same thing as going under there with the right equipment.
What our inspection actually involves
Our inspectors are NORMI trained and they get under the house — every time, no exceptions. We walk the full crawl space and physically check floor joists, subfloor sheathing, rim joists, foundation walls, and any ducts or pipes running through the space. Structural timber gets moisture readings with a protimeter, because wood can look completely normal on the surface and still be wet enough inside to feed mold. We log humidity at several points with hygrometers so we can map where conditions are worst. The vapor barrier, drainage, and ventilation all get checked. If we find mold or saturated wood, we can pull samples for lab testing. The inspection usually runs one to two hours on site, and you get a written report with photos, actual readings, and clear recommendations.
Crawl space inspection cost in Santa Ana
Pricing depends on the size of the crawl space, the clearance you've got, and how easy it is to move through. A cramped space with HVAC equipment, old piping, and debris just takes more time than a clean open one. We give you a quote upfront — no surprises at the end. It's also worth keeping the cost in context: a few hundred dollars to find out what's going on is a different number than the cost of remediating mold that's been running for years, or repairing joists that rotted while nobody was looking.
Why Pure Mold Masters
Santa Ana has some conditions that don't get talked about enough. The city sits in a basin that holds marine layer moisture from the coast — on a lot of nights, humidity is creeping into subfloor framing while the weather outside seems totally dry. Many of the homes in this area were built in the 1950s and 60s without vapor barriers, and years of landscaping and irrigation pressed right up against foundations has added to the problem. It's not dramatic weather that causes most of what we find — it's just chronic, quiet moisture doing its thing over years. Our team is NORMI certified, we can often do same-day appointments, and every inspection comes with a satisfaction guarantee. If mold turns up, we'll go over VaPURE with you — our dry-fog treatment that covers the full crawl space without stripping out insulation.
