Most people never go into their crawl space. Mold gets a long head start. By the time homeowners notice something’s wrong, it usually shows up in the living space first — a musty smell that moves around, floors that feel weirdly cold or soft underfoot, humidity that reads higher than it should, allergy flare-ups that cleaning doesn’t fix. If you do get under there and look, you’ll typically find mold on the floor joists, subfloor, vapor barrier, and insulation.
Santa Ana homes are more vulnerable to this than most people realize. Southern California has a reputation for being dry, but the marine layer, coastal fog cycles, and the occasional heavy rain season leave soil under older homes surprisingly damp.
