We walk the entire property — inside and out. Our NORMI-certified inspector covers the obvious spots and then moves to the places most homeowners never open: HVAC closets, the back of vanities, under-sink cabinets, insulation near bathroom exhausts. Moisture meters and protimeters read inside walls and subfloors, so we’re not just eyeballing surfaces that look fine. Hygrometers go into attics and enclosed utility spaces, where humidity tends to be noticeably worse than the rest of the house.
If there’s any sign of hidden growth, we pull air and surface samples and send them to an independent accredited lab for species ID and spore counts. You get a written report the next business day: photos, moisture readings, lab results, and a plain-language breakdown of what needs to happen. Most inspections run two to three hours on site.
