Every professional mold job should end with a clearance test. If the contractor you hired didn’t include one — or got vague when you asked about it — pay attention to that.
Some situations make it genuinely urgent. Insurance adjusters typically won’t close a mold claim without lab paperwork showing the work passed. Real estate deals where mold turned up on disclosure tend to sit in limbo until a buyer sees those results. Landlords who skip testing leave themselves open to tenant complaints later. And if it’s been a few weeks since remediation and there’s still a musty smell in the hallway, or your sinuses are still off, that’s worth following up on — the last crew may have missed something.
Santa Ana’s climate doesn’t help. The city gets enough winter moisture and coastal marine influence to keep crawl spaces, older stucco walls, and poorly ventilated bathrooms cycling between wet and dry all year. The cassettes go to an accredited third-party lab, where techs count spores by genus and compare your indoor numbers against the outdoor control. Indoor should come back lower than outdoor — that’s the pass standard.
You get the actual lab report, not a summary. On-site sampling takes about an hour. Results are back within three to five business days. When we’re testing after our own work, we run the same protocol — we’d rather the lab confirm it than sign off on it ourselves.
