We don't start by looking for mold. We start by looking for the moisture feeding it, because that tells us whether the spot you can see is the only spot that matters. Our NORMI-trained team works the space in order: foundation walls first, then floor-to-wall joints and plumbing penetrations, then the water heater and HVAC area, then any finished wall cavities we can reach.
Readings come from a moisture meter and a protimeter on concrete, framing, and drywall, since all three can look bone-dry while holding enough moisture underneath to keep mold fed. A hygrometer fills in the rest: overall humidity, and which corners aren't getting air movement, usually where a problem has sat longest. We also check grading and drainage outside your foundation where we can, since problems out there are almost always the reason for moisture in here.
If we find mold, or suspect it's hiding where we can't fully see, we collect air or surface samples for an independent lab. The report maps where the moisture is coming from and what order to deal with it in.
