Most people notice the smell first, but by the time a crawl space smells musty, moisture has usually sat there for weeks. Powdery white residue on concrete is efflorescence, meaning water is wicking through the foundation itself. Condensation on cold pipes or ductwork on a humid day tells you the same thing: the air under your house already holds more moisture than it should. A one-time leak counts too, and water that found a path in once can find it again.
West and central Anaheim have block after block of 1950s and 60s tract homes, most with a crawl space below and an attic above, and old cast-iron or galvanized pipe running through both.
